The PA-style management approach

A contractor appointment is not a completed job.

DC Estates stays with the work. We clarify the issue, gather evidence, compare the sensible options, manage access, monitor progress and close the loop with completion records and snagging where required.

You get a named point of contact, a clear record of decisions and practical follow-through. Where regulated, legal or specialist expertise is needed, we coordinate the right qualified professional and keep the wider job moving.

Complete service scope

Every detail.
Properly connected.

Support can be used as a focused instruction or built into a complete ongoing management relationship.

01

Maintenance reporting & triage

Better information at the start prevents wasted visits and unclear instructions.

  • Tenant and landlord report intake
  • Photograph, video and detail requests
  • Urgency, risk and access assessment
  • Routine versus emergency classification
  • Immediate mitigation coordination
02

Quotes & recommendations

Costs are presented with context, not simply forwarded.

  • Suitable contractor sourcing
  • Comparable quotations where appropriate
  • Scope and exclusion review
  • Landlord recommendation and approval
  • Written instruction records
03

Access & delivery

The practical work of getting the right people into the property at the right time.

  • Tenant appointment coordination
  • Keys and supervised access
  • Work instructions and property information
  • Progress and delay monitoring
  • Communication between affected parties
04

Quality & completion

The job is followed beyond the first attendance.

  • Completion photographs and reports
  • Invoice and certificate collection
  • Snagging and incomplete-work follow-up
  • Return visits and correction
  • Warranty and guarantee records
05

Refurbishments & void works

A controlled programme for getting the property ready for its next use.

  • Scope of work and budget planning
  • Trade sequencing and programme
  • Progress updates and variations
  • Cleaning, furnishing and final setup
  • Handover for letting, sale or landlord use
06

Emergencies & incidents

Urgent action without losing the evidence or wider plan.

  • Leak, heating, electrical and drainage response
  • Security, fire, flood and storm coordination
  • Emergency attendance and mitigation
  • Damage records and third-party contact
  • Follow-on repair and insurance support

Built for real property situations

Useful when things are
simple or complicated.

DC Estates can step into an existing situation, organise what is already in motion and create one accountable route forward.

An urgent leak has been reported

Emergency mitigation, access, evidence and follow-on repair are coordinated as one matter.

A repair keeps returning

The history, earlier attempts and specialist investigation are organised before more money is spent.

A property is becoming vacant

Inspection, scope, quotes, works, cleaning and re-letting preparation are joined into one programme.

Several trades are required

Sequence, access, dependencies, variations and final snagging are managed across the full job.

The landlord cannot attend

DC Estates provides local representation, progress evidence and practical decision support.

A building defect affects more than one flat

Freeholders, managing agents, neighbours, insurers and contractors are kept on a shared evidence trail.

Good to know

Questions,
answered clearly.

01Do you use only one contractor?+

No. The contractor route depends on the trade, urgency, location and scope. Comparable quotations are obtained where appropriate and practical.

02Will you instruct work without approval?+

We follow the authority and emergency limits agreed with you. Non-urgent material expenditure is presented for approval before instruction.

03Can you manage a complete refurbishment?+

Yes. We can coordinate the scope, quotations, programme, trades, updates, variations, snagging and final preparation. Specialist design, survey or regulated work is referred to qualified professionals.

04Are contractor charges part of the management fee?+

No. Contractor, material, statutory and specialist costs remain separate. The management scope and third-party costs are kept transparent.
